Hunter's Point South is a mixed-use development for middle-income residents located in approximately 30 acres of major waterfront properties in 30 acres (120,000 m 2 ) in Long Island City, the ultimate neighborhood west of the Queens district of New York City. Up to 5,000 housing units, 60 percent will be affordable for middle-income families, expected to be developed on site. In the Spring of 2017, the project has attracted $ 2 billion from private investors.

Description
The plan calls for a 10-year build of 5,000 middle-income residential units, 1,100 medium/high school seats, a seaside park of 11 acres (45,000 m 2 ), 96,500 sqÃ, ft (8,970 m 2 ) for commercial development, 4,600Ã, sqÃ, ft (430Ã, m 2 ) from community space. An article in November 2008 New York Times reported that critics of the plan said it was too far in favor of middle-class households at the expense of low-income people, while officials retaliated that it was intended to address the exodus from the family the middle class of the city due to the rising cost of housing. Only families earning between $ 55,000 and $ 158,000 will qualify for the unit, although the average household income in Queens is only $ 51,290.
The first phase of the project will include the construction of 925 housing units in two development packages. The construction of the building, as well as the school and part of the waterfront park, was originally planned for mid-summer 2010. Initially, officials said that 75% of the units would be set aside for middle- and lower-income families with household income ranging from $ 32,000 to $ 130,000 per year for a family of four. In November 2011, it was announced that all units would be affordable housing. One tower will be 37 floors; another, 32. The two towers, connected at their base, will have commercial space on their ground floor, as well as provisions for pre-kindergartens, medical facilities, rock climbing walls, and restaurants. The second phase of the project, to the south of the current lot, will be bigger, with 1139 apartments, 796 of which are affordable.
The groundbreaking ceremony, scheduled for October 2012, was postponed until March 4, 2013. Initially the project is expected to complete its first phase in 2014, but will now be completed by 2015. The project was delayed briefly by a $ 13 million procurement window. dispute in April 2014, but construction is resumed immediately. Request for Proposals for the second phase of the project, which includes the development of many of the south of the two buildings, was issued on May 28, 2014, for site infrastructure. The second of the three phases is expected to be completed by 2018.
The Phase 1 seaside park opens on August 27, 2013. The 1,100-seat school building in Phase 1 development opens in September 2013, with 52 classrooms, a science laboratory, an auditorium, a fitness center, a library, and a cafeteria.

The development is served by the East River Ferry NY Waterway, which will be part of Citywide Ferry Services starting 2017.
